It is rare to find a property of this size and appeal on the ocean side of the Great Ocean Road. Just a 10 minute drive to the booming surf town of Torquay that gave birth to mega surf companies Quiksilver and Rip Curl Pt Addis Farm has the unique blending of ocean proximity and the rural atmosphere of seclusion and privacy.
Fall asleep to the echoes of the Great Southern Ocean just a three minute drive. Walk the magnifcent beaches of Pt Addis, Jarosite and Red Rock. Surf the isolated waves where you’ll only find the discerning surfers. Meander for miles along the cliffs to the west toward Anglesea or just retreat on 70 gorgeous acres where wallabies, kookaburras, koala, Rosellas and black cockies abound.
Pt Addis Farm is nestled in a valley on the East side adjacent to the protected Iron Basin and its Koori reserve trails and to the west is backed up against the Angahook State Forest which abuts the ocean. The Surf Coast shire has wisely restricted development so this area is protected against thoughtless development. If its mountain biking, hiking, bird watching or beach combing Pt. Addis and surrounds is the ideal. Pt Addis Farm is also just two properties back from the ocean and that ocean is also protected via the new Point Addis Marine Park ocean sanctuary so the buyer of this prestigious property has their investment protected on all sides.
The current owners who were national award winning builders and designers have been local residents for over 35 years and intended to build their dream retirement home on the farm. But their very successful US business has them committed to living in Oregon for the next ten years so they have decided to let the Pt Addis Farm go, or part thereof.
This prestigious property offers discerning value to a buyer who values position, investment potential and lifestyle.
The property boasts 70 acres of pasture and indigenous bush. Ironbarks can be found in clusters of native stands surrounded by acres of improved pasture that once raised one of Australia’s most successful alpaca farms. There are several large dams, and hundreds of eucalypts, banksias and wattle grown in plantation style around well fenced paddocks. There are several out buildings including workshops and shelters. The whole property layout was designed to allow easy access to CFA fire fighting machinery in case of need but be rest assured because of this the property was spared any major damage during the horrendous Ash Wednsday fires. The highlight on entry to the property being a superb driveway approx 3/4km long winding in from a private access giving plenty of room but sliding gracefully through open pasture and stands of large eucalypts.
The two houses that the property has are on the verge of the hills that roll down toward the ocean. There is a single storey main residence of approx 20 squares plus a recently built two story guest quarters over a three car garage/ workshop that takes advantage of the ocean views. Both residences look out to the ocean with panaormic views of the land and the ocean in the distance. Both have extensive decks designed for out door entertainment and living. The owners made every effort to collect and store as much water as possible thus the new buyer will have limitless water storage. There are six 10,000 gallon tanks that are interconnected and can be used for house, stock or fire. There are also several other smaller tanks. Water is a premium these days but Pt Addis Farm besides the several large dams has plenty even for farming.
THE OWNERS PERSPECTIVE
"Pt Addis was always a place I had put in the too hard basket when I first saw it. I was in awe of its beauty, pristine beaches and great surf. That was 35 years ago when we would do our weekend surf runs from Melbourne. It was a dream but you know hard work makes good luck. I loved Addis. You could feel lost here as opposed to all the flim flam of Torquay and its bustling surf scene. But it cost a fortune to buy here . However after moving to nearby Bellbrae and many years of slugging it out and becoming a National award winning builder we managed to get a slice of Addis paradise. It was heaven. Quiet, surrounded by bush, the roar of the ocean, just a quick drive to the great point surf and hundreds of walking and biking tracks. You can hike down to the beaches toward Anglesea, in fact if you get to know the neighbours you can drive there!!!, and walk for miles and not see another person even in peak season. Because development is restricted and because of its natural beauty the value every year increases despite any economic down turn. Its also one of the rare places along the entire ocean side of the Great Ocean Road that you can buy a large lot.
But it's also handy being just ten minutes away from Surf City ( Torquay )as well for a quick latte!. Heaps of good restaurants, cafes and all matter of surfing culture from surf galleries to mega stores of surfing paraphernalia.Or also just ten minutes to the much quiter and gorgeous seaside retreat for wealthy Melbournians, Aglesea. Then we can retreat to our Addis sanctuary. Sit out on the deck and watch literally hundreds of wallabies graze the pastures that roll down toward the ocean. Listen to the chorus of song birds, feel the sweet salt air in the face looking out to the Great Southern Ocean. But whilst it tears our heart out its time to let it go. We have an immensely successful business in Oregon in the US that is taking all our time and whilst we will sorely miss Addis Farm we will buy a retirement home at Point Roadknight, Anglesea with a lot less lawn to cut!!!. Perhaps that’s where we will build our dream retirement home now because it was going to be Pt Addis, on the knoll above the vista that sweeps down to the ocean from the existing house. There are such superb house sites, especially if a second storey can be incorporated to get even more ocean view.
I don't believe much in luck, you make luck, but whoever buys this place is going to feel very lucky...maybe " blessed" is a better word!"
